Preparing Your Home
Before listing your home, it's important to focus on the items that will have the greatest impact on buyers. Simple improvements such as decluttering, cleaning, fresh paint, and minor repairs can make a significant difference in both buyer interest and perceived value.
Mow and edge the lawn regularly, trim shrubs, and maintain flower beds. Replace burnt-out light bulbs, repair damaged screens, fix leaky faucets, and address any obvious maintenance issues.
Remove excess items from countertops, shelves, and closets to help your home feel larger and more inviting. Personal photos and highly customized decor should be minimized so buyers can more easily picture themselves living in the home.
Not every project is worth the investment. Before spending money on major updates, consult with your Realtor to determine which improvements are most likely to increase marketability and value.

Once your home is ready, professional photos will be taken and your property will be listed on the MLS and major real estate websites. Marketing efforts will begin, and buyers will have the opportunity to schedule showings and attend open houses when appropriate.
When an offer is received, you'll review not only the purchase price but also financing, closing costs, contingencies, and timelines. After reaching an agreement, the buyer will complete inspections, secure financing, and move through the contract process.
Step 3
As closing approaches, you'll prepare for your move and complete any remaining contract obligations. On closing day, documents will be signed, funds will be transferred, and ownership of the home will be officially transferred to the buyer.
